What is moving, and what is not? What is driving our home sales, and where does the market in Tallahassee compare to the overall market in Florida?
All great topics covered at a meeting I attended this morning. The meeting was hosted by Stewart Title and the speaker was Ted Jones, Senior Vice President-Chief Economist for Stewart Title .
The title of the seminar was "Going Green in 2008"
I left the meeting feeling a bit more optimistic, motivated and energized, with a plan to not only make my own home and office a bit more "green", but to consider the entire green concept and what that means for consumers as a whole, our dependance on foreign countries that are buying up businesses, banking, and just about every other financial institution with goals of who knows what! 9-11 changed the face of terrorism threats and realities. I think we can all agree, it changed our nation as a whole. While our armed forces have kept terrorism from encroaching on our precious shores, I do believe that we are being attacked by our ignorance and complacency of not being self-sufficient and independent. Think green.. and most importantly, think about the preservation of our independence!
Home Sales,.. where are we now?
While we may not see a dramatic rise in interest rates until after the 2008 election, we will surely have an increase at some not too distant point in time. So, there has never been a better time to buy real estate, to acquire homes for pennies on the dollar,..and believe me, foreigners recognize this, as they as scooping up these properties because they are certainly more affordable than homes in their own countries! Did wise Americans not do this 4 years ago when property in Costa Rica, Puerto Rico, etc. was sold for nearly nothing? It did not take developers long to see the advantage in buying low and selling for nice profits during this time. Many folks now sit on vacation homes as a result of smart, well-timed purchases.
How does Tallahassee compare to the rest of the world?
Our fair city is just that.. a fair, attractive city with a diverse population of varied demographic make-up. Young and old alike find activities and events or interest. Our economy is stable, and we have experienced healthy increases in employment which has spurred new construction starts. The future is bright here... we are challenged by the energy of our students and university professionals and held accountable for safe and clean neighborhoods by our young families and health retirees who enjoy the outdoors and opportunities for home ownership.
Proactive Tallahassee residents are involved in volunteering in our schools and in our community to provide helping hands where needed. We love our city.. and we welcome our new residents.
While inventory of new homes and resales are higher than in past years.. growth continues, prices remain stable and Realtors working with buyers and sellers are keeping the national doom and gloom at bay. We can only do this by working together. Lenders are finding ways to qualify buyers, grabbing the best mortgage rates for customers.
So, if you want to purchase, there could not be a better time. If you are renting,.. you must consider this as the best opportunity and time for you to make your real estate investment. If you are waiting for interest rates to go lower,.. realize this... shop now... have a competent lender watch these rates, and commit! We're bouncing along the bottom.. in November you can expect rates to rise folks! There will be no drastic rate reductions.. just small bounces up and down for months to come!
If you are a seller... consider your reason to sell, consult with a REALTOR first.. call me,.. I will be straight with you! If it is not going to be profitable.. you might want to stay put for now. Knowing when to sell is just as important as knowing how to sell and price your home!
Real estate is LOCAL in nature! The real estate market in Tallahassee is different from the southern part of the state.. we are on our toes,.. we are prepared for growth and we are striving to keep our city green!
If you're moving,.. remember,.. Real estate is LOCAL in nature! You need to find a Realtor who knows the area, who can provide you with market conditions as well as find what fits your needs. I make referrals every day.. I'm a member of the "Leading Real Estate Companies of the World"... do I know someone in San Marteen? Don't think so.. but if that's where you're headed, I will before the day is out!
